Two separate LLCs are requesting rezoning from Yavapai County to allow them to develop huge planned communities just north of Cornville. Each of these separate developments would straddle Spring Creek, a key riparian resource for our area that is home to a number of endangered and threatened species.

The developers of Spring Creek Ranch plan 3,100 housing units/pads: 1,900 manufactured home (MH) lots, 600 recreational vehicle pads, 400 rental units and a 200 unit assisted living facility. They state that “MH lots and RV pads will be similar in size and will be utilized interchangeably.

The developers of Villa Bellaggio plan approximately 2,000 units, 6 artificial lakes, and buildings up to 5 stories. They have submitted a request for a height variance “that would apply over the entire PAD/project.” The November 22 issue of the Red Rock News notes that the developers’ purchase of the land is contingent on successful rezoning.  The developer is quoted as saying, “The plan right now would be to sell pieces of the property off to other developers or for us to have joint ventures with others.”

Keep Sedona Beautiful is not opposed to development. One of our mottos is “Keep Sedona Beautiful – It’s Good Business”. However, these two proposals seem far too large for our area, would place unwise burdens on our finite resources, will place unacceptable stress on Spring Creek, and are out of keeping with the rural area within which they are planned.
